The $200 million-dollar real estate loan fund.

I am a liaison to this fund. They are actively looking for loans from $400,000 to $20,000,000.

In house processing, underwriting, funding and servicing. You send me the scenario and if it might be a fit for the fund, I put you directly in touch with the decision makers and check writers.

Getting started is very easy. Just....

Go to creditchecktotal.com and order your three bureau report. It will not count as an inquiry because you are doing it.

Send me the user name, password, security question and answer, and the pin. I send that to the "company" and they let you know in about 48 hours how much cash and credit they can obtain for you.

Or, you can send me the report (all pages) and I will forward that to underwriting for their review and response.

I'll get back to you in about 48 hours with an answer!

Each loan scenario has its own unique challenges. I gather initial information and determine which lender or broker may be the right one for your particular situation. I then refer you to them so you can discuss possible terms and conditions. I do not quote you possible terms in states where that that comes under the prevue of a broker. That usually comes from either the lender or a broker to whom I may refer you.

Borrowers can be individuals, LLC's, trusts, or corporations.

What to be thinking about.

The checklist below is what I (or anyone else) will need to move your request forward.

[* A one or two page highly informative summary will contain:
Current value, proposed value.
Amount of the loan, request, reason for the loan, use of the funds.
If an improvement project, specific use of the funds.
Plan for repayment of the principal and the monthly payments,
Short bio on the borrower, and a short story about the situation.]

You can send this to me at: hardloans@yahoo.com

The below checklist for serious pricing and moving the request further forward will likely be required from the lender or broker to who you are referred:
* Completed application by the borrower.
* Completed application by a personal guarantor if the borrower is a business, corp, etc.
* Income and expenses and / or profit and loss statements for the property / project.
* A recent appraisal of the property.
If no recent appraisal, photos of the property.
* A recent title report. (This is very important to avoid surprises.)

If you don’t have a summary or other documentation you can go to this link http://www.box.net/shared/hk qlknmr0c and get a preliminary loan request worksheet which can be completed and sent to me. With that form completed I can then determine if your project is something with which I may be of assistance.
