I've had my brokers license for over 40 years and I'd been doing loans for much of that time. I recently decided to retire from officially "brokering" loans and focus on consulting.
Nothing in any of my material should be construed to indicate that I am acting as a licensed broker or performing acts for which a license is required. I am acting as a consultant and referring my clients to either lenders or brokers who function in that capacity.
I do not consult on 1 to 4 owner occupied loans scenarios unless there is a specific business purpose involved - and that is on a case-by-case basis.
